JOB SUMMARY: Lead (or assist senior sales leaders) in setting sales strategy, goals, and process improvements.  Responsible for management of sales teams.  Meet or exceed all established sales goals while ensuring company processes are followed and customer service standards are achieved.  Provide oversight to recruit, train, retain and develop talented sales representatives.  

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Drive and Achieve Sales Goals – Execute weekly, monthly and quarterly sales goals in coordination with the Division business plan. Provide regular updates on sales goals achievement/progress utilizing C3 and other sales tools. Sets overall direction for the market and target customer strategies to drive sales based on customer demographics, market trends, and competitor information. Creatively find ways to increase sales through marketing and broker outreach programs. 
  • Sales Analysis & Strategy – Conduct regular competitor and market analysis staying abreast of all market and industry trends.  Sets overall direction for the market and target customer strategies to drive sales based on customer demographics, market trends, and competitor information. Work to increase the Realtor Broker Outreach program.  Evaluate sales, even-flow, staffing, turnover, cycle time, customer service, mystery shops, pricing, backlog and inventory reports consistently while identifying gaps and offering solutions.  Work with all functional departments to achieve sales and overall business goals.  Involved in special projects that may include land packages, product specification, house/lot design, options packages and any other relevant project that will drive sales.
  • Performance Management – Assist or lead in recruit, staff, train and retain sales roles through proper coaching and performance management on sales scorecard metrics. Identify performance gaps and offer solutions to narrow the gap. Ensure all sales counselors are properly trained and using Company’s KBnxt Business Model and processes, specifically, our Structured Selling Process and digitized tracking tools, such as C3.  Ensure performance reviews are conducted and bench players are placed on active Development Plans. Conduct weekly sales meetings to include training sessions, role playing, coaching, sales goals, challenges, strategies and upcoming opportunities. Ensure RSM(s) are properly managing performance and development of employees and conduct weekly sales meetings to include training sessions, role playing, coaching, sales goals, challenges, strategies and upcoming opportunities.
  • CSI/JDP – Ensure 100% customer satisfaction through excellent execution of the KBnxt business model.  Ensure all CSI and HB1 standards are followed.  Work with sales counselors and customers to resolve any customer service-related issues timely.  Ensure all prospects and existing customers are called on a regular basis.  
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education 
  • High School Diploma or Equivalent required
  • Four Year College Degree Preferred 
  • Valid Real Estate Sales License or Real Estate Broker License in specific states
Experience 
  • Manager
    • 3+ years proven sales experience.
    • Prior management experience preferred.
    • Home building or related industry preferred.
Knowledge, Skills & Abilities 
  • Action oriented, with the drive to push sales and marketing efforts to successful closure.
  • Demonstrated leadership capabilities including motivating teams, employee development, conflict management, and being results oriented.
  • Ability to connect with people and develop and maintain professional relationships.
  • Understands market and industry trends.
  • Proven ability of being customer centric by seeking solutions from the customer’s perspective.
  • Strong experience in delivering high quality customer service programs.  JDP experience a plus!
  • Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively.
  • Proven ability to lead and execute effective training sessions or conduct strong oral presentations.
  • Strong ability to work within a team-setting, inclusive of other’s ideas, and a willingness to cooperate.
  • Makes quick and accurate decisions based heavily on facts, data and/or metrics.
  • Proficient in Microsoft applications, including Word, Excel, Powerpoint and Outlook.  C3 or database experience a plus!
Work Requirements
  • Ability to work a flexible schedule on a consistent basis, including evenings, weekend and holidays 
  • Travel required 50% of time - Manager
  • Conduct business in a professional and ethical manner to potential buyers and external brokers to reinforce goodwill and profitability for the company
COMPENSATION AND BENEFITS:
  • Manager of Sales Base Salary: The expected base salary range for this position is $120,000 - $135,000 per year depending on experience, paid semi-monthly.
  • Bonus: Positions are eligible for a discretionary bonus paid quarterly.
